We shopped around over a 2 month period, we received around 6 quotes from different architects the price and service varied considerably. I recommend using Sharpeplans quick estimate service, I used it to get my quote and found that the actual quote was the same, It's generated over 3 pages and you get your estimate before you need to enter any personal details, the price was great and much less than expected and like I said the fee quoted was what I paid. We are a small and personal London based Architectural Consultancy offering a unique and unparalleled range of services based upon over 25 years of experience in the planning and design industry. We provide a complete start to finish planning service for a pre-agreed all inclusive fixed price. Our prices are firm. There are no extras, no hidden charges and no unpleasant surprises. We do not charge on a percentage of the works basis. Instead we will quote a fee which will be fixed throughout the duration of the project even if some revisions to drawings are required.

Sharpeplan provide low cost creative and constructive design solutions, we prepare Planning and Building Regulations Applications, drawings and specifications, energy efficiency calculations (SAPS), construction and structural engineering drawings with supporting calculations for local council approval. Site survey is the most important part of the process, the existing needs to be establish before any proposal. The existing dimensions are key, so we only prepare our survey using laser measuring devices this increases accuracy and speed.

The first question you need to ask yourself when building a garden room is 'do I need to apply for Planning Permission? The need to apply for planning approval for a garden room will depend on a number of factors particularly where you wish to place the building in your garden, size and if you should live in an area that has been designated as a national park or similar. Providing certain criteria are met and the building is considered permitted development, you can proceed without needing permission.

Why? - To demonstrate and gain permission for various approvals such as Thames water, Building control and party awards etc, and for the all important builders quotes. Planning have added a new type of application (Prior approval: Larger Home Extension) that will allow you to build an extension in some circumstances of up to six metres (or eight metres if your house is detached) without a Full planning application, you will be required to submit an application to planning for a Prior approval via the Neighborhood Consultation Scheme.

We use the latest AutoCAD software to prepare your property plans making use of its 3D and Building information modelling (BIM) capabilities to produce accurate building models and plans. We prepare plans to a recognised metric scale and show the proposed development in high detail indicating clearly what is proposed and how it relates to the existing dwelling. What each side of the newly altered building would look like (known as the elevations) Indicate the size and type of windows, doors etc.
