Based just outside Dundee, Craig Anderson Design is a small architectural practice working personally with families and self builders looking to transform and enhance their homes with contemporary house extensions, renovations and loft conversions. The practice covers the whole of Tayside and Central Scotland but predominantly Dundee, Fife, Perthshire and Angus. We can assist you with the design, planning and implementation of home improvements, whether it's as simple as moving a wall and opening up your kitchen, or a more complex remodel, building an extension or loft conversion and can guide you through the whole process from initial ideas to completion of building work.
Our Client had planning permission previously granted for the side and rear extension but asked us to redesign the interior space with a much more open and contemporary feel. Large sliding doors lead out into the garden from a generous lounge space, whilst the existing kitchen has had a section of wall removed to completely open up the space to the extension.
Every home has the potential to be improved and a kitchen extension is a fantastic way to create a contemporary family hub, linked to the garden, without breaking the bank. Most side and rear extensions will fall under Permitted Development rules and therefore won't need planning permission, meaning your dream space could be just waiting to be unlocked. Before we proceed with the Technical Design, we will review the design to ensure you are happy to proceed or whether you would like any changes made. It is far easier to make changes at this point than it is at a later stage and will avoid additional costs. Any major changes may require an amendment to the planning permission. Most projects will require input from a Structural Engineer. They will specify the required sizes of any structural elements (beams, joists and rafters) and on more complicated projects may need to be involved with foundation design and other elements.
The Home Consultation meeting is a chance to discuss your plans for your home and get free, impartial advice on planning issues, design ideas, potential costs and timescales for your project. The meeting allows you to meet us face to face and decide if we are right for your project. After the meeting, we will prepare a quote for our services, broken down into the project stages 1-4, each Stage is separate and by instructing us for Stage 1 you are not committed to any further Stages. Once appointed we will firstly need to create a set of 'existing' drawings.
The process for designing, planning and building a house extension can be complex and time consuming. Our clear and simple process is broken down into four stages to make it as quick, efficient and cost effective for you as possible. Before starting our journey, Craig will meet with you free of charge at your house to discuss your requirements, get a feel for the house and how you and your family use your space. He will advise on what may be possible under Permitted Development laws and what may need formal Planning Permission.
Although it is not a legal requirement, it is important to have some form of Building Contract in place. This protects both you and the Contractor in the event of a dispute and clearly sets out the work to be done and each party's responsibilities. We can advise you on the best form of Contract to use for your particular project and if necessary act as the Contract Administrator. With most contracts, it is necessary to appoint a Contract Administrator to the job. This role is traditionally undertaken by the architect.
